Supreme Court Sets Up High-Level Committee to Resolve 20-Year Stalled Housing Project in Greater Noida

The Supreme Court of India has taken a major step towards delivering long-awaited justice to hundreds of distressed homebuyers by appointing a special committee to resolve the long-stalled Shiv Kala Charms Housing Project in Greater Noida. The project, which has remained incomplete for nearly two decades, has caused immense financial and emotional stress to homebuyers who have been waiting endlessly for possession of their homes.

To ensure transparency and a time-bound resolution, the Supreme Court has appointed Justice Pankaj Naqvi (Retd.), former judge of the Allahabad High Court, as the head of the committee. His experience and judicial expertise are expected to help streamline the process and bring clarity to a case that has remained unresolved for far too long.

The Court has clearly outlined the responsibilities of the committee. Firstly, it will identify genuine allottees who have invested their hard-earned money in the project. This step is crucial to avoid fraudulent claims and to ensure that only legitimate homebuyers receive relief. Secondly, the committee will assess the feasibility of completing the pending construction, including financial, structural, and regulatory aspects. Thirdly, it has been asked to recommend corrective and restorative measures that can help revive the project in a practical and achievable manner.

Importantly, the Supreme Court has given the committee a clear deadline of four months to submit its report. This reflects the urgency and seriousness with which the Court is treating the plight of affected homebuyers. For nearly 20 years, families have waited with hope, facing EMIs, rent expenses, and mental stress. The Court acknowledged these hardships and emphasized that prolonged delays in housing projects severely impact the lives of ordinary citizens.

This intervention marks a proactive judicial move aimed at protecting consumer rights and reviving trust in the real estate sector. It is also expected to set a strong precedent for other stalled housing projects across the country. For homebuyers of Shiv Kala Charms, this decision brings a renewed sense of hope and a real possibility of closure after years of uncertainty.
